About us
UK Mortgage Finance Ltd is registered in England & Wales (Company No. 10604449), registered office 122 Fore Street, Saltash, England, PL12 6JW. Sterling Bridging Finance is a trading name of UK Mortgage Finance Ltd.
Our service
We act as an introducer to a panel of specialist lenders and funding providers. UK Mortgage Finance handles unregulated commercial mortgage and business buy-to-let enquiries; specialist unregulated bridging enquiries are directed to Sterling Bridging Finance. We do not handle regulated residential mortgage, regulated bridging or consumer buy-to-let enquiries and do not provide regulated mortgage advice.
No advice and no guarantee
Unless expressly agreed in writing, we provide information and introductions rather than regulated advice. Submitting an enquiry does not guarantee an offer of finance; all lending is subject to the relevant lender's criteria, valuation and underwriting.
Fees and commission
We may receive a commission or procuration fee from lenders or providers when an introduction completes; the amount varies by lender and case. Any fee payable by you will be disclosed to you in writing before you are committed to proceeding.
Your responsibilities
You agree to provide accurate and complete information. Decisions about whether to proceed with any finance, and its suitability for your circumstances, remain yours; we recommend you take independent legal, tax and financial advice where appropriate.
Liability
Nothing in these terms excludes liability that cannot be excluded by law. Subject to that, we are not liable for the acts, omissions, decisions or products of any lender or third party we introduce you to.
Complaints
We aim to provide a high standard of service. If something goes wrong, please contact us in writing at enquiries@ukmortgagefinance.com or by post to our registered office, setting out the details of your complaint. We will acknowledge your complaint promptly, investigate it fairly, and write to you with our findings as quickly as possible.
We deal only in unregulated property finance and our service is not covered by the Financial Ombudsman Service.
Governing law
These terms are governed by the laws of England & Wales and subject to the exclusive jurisdiction of its courts.
